What Are the Most Common Roof Leaks in Denver?

August 24, 2016

A leaky roof can be quite a common aggravation for many homeowners. Once you see those signs of leak such as a discolored wall, or ceiling, you know there is a problem. The first step, then, is to locate the source of that leak. It may be something that is easy to repair for your local Denver roofing company, but in any event, it is best that you have it thoroughly inspected to make sure.

The Attic
Oftentimes, the ceiling is the first visible sign that you have a leaky roof. Usually the ceiling will show bubbles or will sag toward the floor. Sometimes, you may notice the paint peeling in the spot where the leak is coming from. This is time to have it professionally inspected immediately. If your house has an attic, try to enter the area to look for additional signs of leakage. If the roof is leaking, you will see the obvious signs from your attic. You may discover mold, discoloration, and water stains in the attic.

The Chimney

If your house has a chimney, that is the next place to look for the source of the leak. Check the flashing around that area since it covers up a moderately huge gap that exists between the roof and the chimney. It might even be rusting or may have pulled away from the brick. So, the origin of the leaking is usually easy to spot.

The Roof Shingles
Leaks may be due to problems with the shingles. If the shingles are damaged because they have aged or there has been a huge storm, then you may have a leaky roof on your hands. Water under the shingles can seep into the sheathing or underlayment. This can then subsequently result in a leaky roof. Pay attention to the warning signs such as buckling shingles, missing shingles, curling shingles, or loose granules.

The Gutters
Your gutters are just as important to your roof as the shingles are. If the gutters are not frequently cleaned, the obvious result could be leaks due to standing water that could be backed up. When the water freezes in the gutter, there can be a host of additional problems to deal with. Therefore, it is so important to keep the gutters clean.

The Valley
The valley on the roof is the line that intersects the two planes. The valley could be covered with rolled roofing or flashing, depending on your location. Water can collect in these low areas and the water may get into the house.

Ice Dams
Ice dams can result in roof leakage, even if the roof seems to be in good shape. The ice forming at the roof’s edge combines with melted snow in the wintry months, not allowing it to run off as it should. The water is then backed up, resulting in major leakage.

As soon as you can address the roof leak, you should. It is easier to have it fixed sooner rather than later.  Pay attention to these warning signs, especially after you have experienced a storm. Call on the Roof Doctor as soon as possible. Or you can call 303-618-9889 for a free consultation.
